Development Finance

Development finance allows you to acquire finance to purchase the land, construction cost, fees and interest costs. Lenders typically provide finance based on the level of loan to the schemes Gross Development Value (“GDV”) or the amount of Loan to Cost (“LTC”). Loan terms are typically between 12-36 months (dependent upon scheme size and timetable)

Development Exit Finance

Development exit finance can be used to repay the development finance facility used to build the site. It can also potentially allow an early release of equity. This type of loan is usually a short-term (12 month), specialist facility that is offered often at a lower rate than the existing development.

Bridging Finance

A bridging loan is a short-term facility designed for property investors and developers. Bridging loans work by literally bridging the gap in your finances from the purchase to the sale of the property. This type of lending helps your project move forward by giving you access to funds, quickly, when you need it. Bridging loans can be used for a wide range of reasons and this may include finance against land whilst you seek planning or undertake works to allow to you trigger a development or investment loan.

Mezzanine Finance

Mezzanine finance (also called 2nd charge finance) can be used to increase your leverage with the mezzanine provider offering additional funding behind your development or investment funder; it can be a relatively cost-effective way to finance growth strategies and allows you to spread your equity further. It is provided by specialist funders, typically at a higher than your 1st charge financing due to the increased risk to the lender. Mezzanine debt is paid off after you have fully repaid your 1st charge lender.
