Designed for housing associations, residential social landlords, developers, and builders, this warranty supports everything from standalone builds to large-scale regeneration or mixed-use projects.
The warranty offers a 10 or 12-year term and includes key features tailored for affordable housing developments — from loss of deposit cover during the build phase to structural protection post-completion. Crucially, it provides peace of mind even if the original builder or contractor is no longer trading.
To be eligible, developers and builders must first register and be accepted onto the Protek Warranty register.

The warranty is available to housing associations, social landlords, developers and builders who are registered with Protek Warranty.
The policy provides either 10 or 12 years of structural cover from the date of completion, with full risk transfer to the insurer from year 3 onwards.
The builder is responsible for addressing any defects during the initial 2-year defect liability period.
Yes — if the builder cannot commence work due to illness, death, insolvency or fraud, the policy will refund the buyer’s deposit or complete the build.
