PROTEK IS BACKED BY A-RATED INSURERS
Protek’s Affordable Housing Warranty provides reliable structural protection for homes built or converted for social or affordable housing purposes. Designed for housing associations, residential social landlords, developers, and builders, this warranty supports everything from standalone builds to large-scale regeneration or mixed-use projects.
The warranty offers a 10 or 12-year term and includes key features tailored for affordable housing developments — from loss of deposit cover during the build phase to structural protection post-completion. Crucially, it provides peace of mind even if the original builder or contractor is no longer trading.
To be eligible, developers and builders must first register and be accepted onto the Protek Warranty register.

Unlike warranties aimed at private homeowners or high-end developments, the Protek Social Housing Warranty is purpose-built for the affordable housing sector. It supports housing associations, registered providers, and developers involved in public and mixed-tenure projects.
Whether it’s a regeneration scheme or a standalone build, the policy provides long-term protection that meets regulatory expectations and delivers confidence for tenants, funders, and stakeholders.
From the moment work begins, your project is supported. During the build, deposit protection is in place if work can’t commence due to incapacity, insolvency, or fraud. After completion, cover continues for up to 12 years — with full risk transfer from year 3 onwards.
Additional protection includes:
Contaminated land remediation
Cover for non-compliance with building regulations (structure, drainage, fire safety, glazing and more)
Extra support for professional fees, alternative accommodation and debris removal if a claim is made
