PROTEK IS BACKED BY A-RATED INSURERS
A New Home Warranty (or New Home Guarantee) from Protek is a 10-year insurance policy designed to protect buyers of brand new or newly converted residential properties.
It’s put in place by housebuilders or developers undertaking new builds or significant conversions intended for sale. Once the build is complete, the warranty provides protection against major structural issues caused by defects in design, workmanship or materials.
Having a 10-year new home warranty in place is often a condition of mortgage finance, with both the UK Finance Handbook and BSA Rules requiring lender-approved cover. Importantly, warranty inspections must start before construction begins – so it’s essential to register early.

													How it works
A Protek New Home Warranty gives your buyers long-term peace of mind. Here’s how it’s structured:
During this time, the builder or developer is responsible for fixing any defects caused by a failure to meet technical standards.
If structural issues arise, the insurance policy takes over. Protek covers the cost of partial or full rectification—even if the original developer is no longer trading.
A Protek New Home Warranty can be used on:
Whether you’re building homes to sell, converting properties, or retaining part of a development for long-term investment, Protek’s New Home Warranty is built to suit your needs. It’s flexible, lender-approved, and tailored to protect a wide range of residential projects.
Register your development before works begin and meet technical standards to provide your buyers with lender-approved cover.
Even if you're keeping part or all of the development for rental or future sale, cover can be tailored to suit your investment model.
Protek's New Home Warranty is flexible enough to support new builds, conversions, or large-scale regeneration projects.
Choosing Protek to provide a new home warranty on your next development provides you with several advantages:
